We have a 4-5 bedroom, 2 bath home available as a rent to own. The home was renovated in 2004 but has since had some hard wear from a tenant. It's available now at a discount for someone who is looking to own their first home and build some equity by doing some work. Read on for more information.
The first floor features a living room, dining room, kitchen, and full bath. On the second there are three bedrooms (14x13, 13x13, and 9x6) and the second full bath. The smallest bedroom was converted to a walk-in closet. On the third level are two more bedrooms (16x10 & 10x8). The basement offers plenty of additional storage space and laundry hook-ups.
Outside the home has a big front porch and a rear porch off the kitchen as well. The backyard is flat. Parking is on-street.
The property was recently occupied by a tenant, so all basic systems are in place & working -- the heat, roof, utilities, etc. are all average to better condition. The interior finishes are beat up -- carpets are worn & stained, it could use paint, etc. Also there are a number of smaller items -- broken light fixtures, damaged door frames, some cracked plaster, etc. The kitchen floor is in need of replacement.
Windows are vinyl (installed 2008), furnace was installed 2008, plumbing is in good shape, electric is all circuit breakers.
HOW DOES THE PROGRAM WORK
Are you tired of making monthly lease payments? Think of all the money you've wasted in rent over the last few years. What do you have to show for it? Homeownership may seem to be an impossible dream.
The work for equity program can help you realize your dreams. You can lease and occupy a home while at the same time building equity by doing repairs. You can enjoy the value of ownership even though you won't actually purchase the house until later. You also know the work you do in the home will not be wasted when the lease is over. You can live in your home, build equity, improve your credit, and put yourself in the position where home ownership can be a reality.
WHAT ARE THE QUALIFICATIONS
You must have the ability to complete repairs such as painting, installing cabinets, minor plumbing, replacing rotten wood, etc. You must also pay rent during this process and have credit and income suitable to acquire some kind of permanent financing. This doesn't mean your credit has to be good, but it does mean not everyone will qualify. We are looking for someone who is serious about buying the house in time -- we are not looking for long term tenants.
PAYMENTS AND TERMS
We can negotiate your rent based on your needs, finances, and ability to fix up the house. Instead of us setting a specific rent & deposit amount, you’ll be asked “What is the most you can afford to put down?” and “What is the most you can afford to pay per month?” From there we’ll try to work with those who give the best answers.
Note: Photos & video reflect the last vacancy & some improvements have been made since that time. New photos coming soon.
