How to Apply
Each adult must complete an application. There is no application fee, but we collect a $200 deposit that goes toward your first month's rent. You get your deposit back if we turn you down. Applications are available at the house showing or online (DOWNLOAD IT HERE). For more information on the application deposit, click HERE.
We require income of 3 times the rent or 2-1/2 times the rent + other payments you make (e.g. car payments, student loans, but not utilities).
We pull credit reports to verify information and to see payment history. We never turn anyone down solely for poor credit, but we do increase the rent by 5% if your Experian score is below 600. Once you establish credit with us (12 consecutive on-time payments) the rent can be reduced.
SECTION 8
We generally do not work with the Section 8 / Housing Choice program. We do not discriminate based on income source, but we do not provide special accommodation for Section 8 (e.g. we will not hold a property awaiting a Section 8 approval or make changes required by Section 8).
